Market Constipation

The IMLA recently published research into housing market churn. The results are startling. In the 1980s turnover averaged 12% of stock with houses changing hands on average every 8yrs. So far this decade has seen churn averaging 4.5% which implies homes changing hands on average every 23 years! It all rather chimes with our recent “Bedroom Blocker” article. As we have said before, until we start building accommodation that is attractive to those in their golden years then they will simply sit tight and who can blame them?
