Selling your home - why its important to get the price right

For all too many estate agents its common practice when providing a valuation not to tell home owners what their property is actually worth. They’d rather give you an inflated figure which they secretly know they can’t achieve but which they hope will be high enough to persuade you to list your property with them in the expectation that they can persuade you to reduce it after a few months.

But if you're serious about selling your house its important to get the price right from the start.

Studies of online buyer habits by Realestate.co.nz and Redfin.com have both concluded that properties receive four times as many views in the first week online than they do just a week later. Even if there is a price reduction fully three quarters of potential online buyers will never give your house another look.

The message is clear - price too high initially and you are seriously reducing the exposure which your house will have to serious buyers and you will seriously reducing your chance of a quick sale.
