So we've arranged for a potential buyer to view your home this weekend. As it's a competitive market for people selling properties at the moment they may well have other properties that they are interested in. How do we make sure that your's is the home that impresses the most?
Here are five simple tips that will help to show your property’s best features:
Open blinds and curtains. If its dark turn on all the lights.
De-Clutter and De-Personalise
Give the place a good tidy up. Also sometimes buyers have a hard time picturing themselves in a house that is filled with too many pictures of other people. So remove personal or family photographs from the walls, book shelves and fire mantels. Sparsely decorated walls also give the illusion of larger space. Replace photographs with plants or fresh flowers. Fresh flowers on the kitchen table or work surface also add appeal.
If possible have the children visit a neighbour! - Turn off the television.
If you’ve got a bread making machine gathering dust then get it out and use it! Failing that, put on some fresh coffee or boil cinnamon sticks in water to give your home a welcoming smell.
Set out bowls of pot pourri in the bedrooms and bathroom. Put out fresh towels and new soap in the bathroom. If you have any pets then arrange to have them out of the house. Some people are allergic or just afraid of animals.
It is sensible to limit showings to the weekend and perhaps another day during the week. With this arrangement you can realistically have your house looking at its best for prospective purchasers.
Finally, when showing your house yourself don’t ever apologise for its appearance. This will only draw attention to something the buyer may have overlooked!
